Timber & Woodworm Treatments in London

Long-term damp, leaks or just the age of a London property can leave timber joists, floors and roof members vulnerable to wet rot, dry rot or wood-boring insects (woodworm). If it’s caught early, treatment is straightforward. If it’s left, it can start to affect the structure.

London Leak Repairs doesn’t just stop the water — we also treat the timber that’s been affected and repair or replace damaged sections, so the problem doesn’t come back.

Why treat timber problems quickly?

  • To prevent further structural weakening
  • To stop spread of rot to other damp areas
  • To protect floors, stairs and joists in older London homes
  • To stop re-infestation once moisture is under control

(And because we also do leak detection, damp proofing and basement waterproofing, we can remove the cause of the moisture as well as treat the timber.)

Our Timber & Woodworm Services

1. Timber & Damp Survey

We inspect the affected area to confirm what you’re dealing with — wet rot, dry rot, woodworm or just damp timber. We also look for the moisture source (old leaks, high ground levels, condensation) so treatment actually lasts.

2. Wet Rot Treatment

Wet rot is usually the result of persistent damp. We remove decayed timber, dry the area and treat the remaining sound timber with suitable preservatives.

3. Dry Rot Treatment

Dry rot is more serious and can travel through masonry to find more timber. We remove infected material, treat surrounding areas and deal with the moisture source that allowed it to start.

4. Woodworm Treatment

Where there’s evidence of active wood-boring insects (fresh frass, new flight holes), we apply woodworm treatment to the affected timbers to stop further attack.

5. Timber Repairs & Replacement

If joists, wall plates or floorboards are too far gone, we can splice in, reinforce or replace sections so the structure is sound again.

6. Damp & Ventilation Improvements

Timber attacks nearly always start with moisture. We can improve ventilation, fix leaks or install damp proofing to stop the timber getting damp again.

Signs you may have a timber problem

  • Spongy or bouncy floors
  • Flaking, cubed or cracking timber near damp walls
  • Fungal growth in hidden or low-vent areas
  • Small round exit holes in floorboards or loft timbers
  • Fine dust (frass) beneath timbers
  • A history of leaks in the same area

If you’re not sure whether it’s rot or insects, we can tell you on the survey.

Areas We Cover

We carry out timber and woodworm treatments across all London postcodes and nearby areas of Essex, Kent, Surrey and Hertfordshire — ideal for landlords, managing agents and owners of older properties.

FAQs – Timber & Woodworm

Do I need to leave the property?
Usually no — most treatments can be done with normal precautions, and we’ll tell you if an area needs to stay off-limits for a short time.

Can you fix the leak as well?
Yes. If the rot started because of a roof, pipe or basement leak, we can repair that as part of the same job.

Will it come back?
Not if the moisture source is removed and the timber is properly treated. We’ll tell you if ventilation or damp proofing is also needed.
